My real estate strategy is derived from my belief in providing my clients with that which I would want to see in place for myself. What would I want an agent to do when selling my home? How would I like them to take care of things when I’m buying a home? And I would want them to be accessible. When you call me, I answer; you will be working directly with me and not an assistant. My strategy has been finely tuned over the past 35 years and has proven successful for many clients.

I will meet with you to discuss your specific objectives in finding your next home. We will tour your current home to get a sense of what you like and don’t like so that I can pinpoint the homes you will love. And I will show you what to look for in details that show a home’s value. My “Jim-isms” are legendary: no cornice moulding or drawer inserts will go unnoticed.

I will listen to you and understand what you perceive to be the best value in a property. I will also give an honest opinion about the potential issues I see with your property, and we will address them together. Together, I will help you avoid costly mistakes.

When the time comes to prepare an offer, I will go through it in great detail with you so that you understand the terms and conditions. I will advise on preparing a deposit, assist with a pre-inspection of the property, and step aside so that your lawyer can look at the offer as well. You will have many options when purchasing a property, so it’s important that we pick the best one for you. My objective is to get your new home at the best price with the least amount of stress for you.

Successful Budgeting.

We will discuss your budget and those things that are non-negotiable for you. We will discuss closing costs and moving costs, so you are well informed about the big picture. I will discuss the Buyer Agency Contract with you as well, so that you are aware of and comfortable with all the fine print.

Providing Professional Contacts.

I will bring in trusted trades to give sound opinions about possible renovation, landscaping, or design upgrades. I will also share my established network of financial professionals to help you with any banking needs.

I will then review the survey report of your home inspection with you, so that you understand all the details.

I will provide clarity by keeping you informed of changing market conditions, and I will answer all of your questions about every detail of the process.
